Serpentine Floor In Poor Condition

A very large hotel chain purchased a resort in western Massachusetts with a serpentine lobby floor that was in poor condition. It had several layers of wax and terrible lippage (uneven tiles).

About Serpentine

Serpentine, a magnesium-silicate based stone, is often mistaken for green marble, a calcite based stone. Serpentine is more similar to granite than marble in that it resists damage from acids and abrasives. Like granite, serpentine is a very difficult stone to polish, and should only be entrusted to a reputable stone restoration contractor who has experience working with this particular stone.

Our Restoration Process

Before we could begin our normal honing and polishing process, we had to strip the wax build up off the stone and grind the unevenly set tiles flat. Once that was accomplished, we wet diamond honed and polished the serpentine to a beautiful reflective polished finish. The hotel staff were blown away by the results. Not only did they have a beautifully polished floor, but all the uneven tiles were now completely flat, giving the floor an elegant, monolithic appearance.

No More Stripping and Waxing Terrazzo

Terrazzo Floor in Poor Condition

The terrazzo floor in the lobby of a Boston government building was very unsightly due to years of wax coating build up, embedded dirt, traffic scratch/scuff patterns, yellowing, and dullness. The ongoing janitorial maintenance procedures were time-consuming, costly, inconvenient, and did not produce the desired results.

Our Lasting Solution: A True Terrazzo Polish

Wax coatings give Terrazzo a false shine that does not last. It must be continually stripped and reapplied. We stripped and scraped off several years of wax coatings and repaired crack and holes using tinted epoxy and aggregates. Then, we ground the entire floor flat, to eliminate any remaining surface damage and honed and polished the terrazzo to a beautiful, natural gloss finish. Our final step was to apply impregnating sealer to inhibit staining.

Marble Floor Beautifully Refinished

Damaged Marble Floor

A property manager in Boston called us because the white Calcutta polished marble floor in the lobby area was stained and very dirty. The finish was so severely scratched and etched that it no longer had a reflection.

Marble Restoration Process

Our first step was to grind out the deep scratches and tile unevenness (lippage) to remove surface imperfections and prepare the floor for restoration. Then, we honed and polished the marble to restore the factory finish and sealed the stone to inhibit staining. In addition, we deep cleaned the grout lines to remove embedded dirt and contaminants and sealed the porous grout surface, which will make regular cleaning more productive.

The property manager was very pleased with the dramatic results.
